Finding the best builder for your new home isn’t always an easy task. First of all, there really is no such thing as the best builder; it’s more so a case of which is best for you and your situation. There are a lot of factors to consider when deciding which is the best builder to choose for you. Some of the factors that will help you choose the right builder might be:
There are probably more factors than this but these are most likely the most common factors you will be looking at when choosing a builder. The most important factor though is probably the cost and your budget, if you have a tight budget; your options may be limited to a select few group of builders. Large Australian volume home builders are a great choice for those on a more limited budget. These larger companies can build homes cheaper because of their buying power and contractor relationships. Not to mention they also build a lot of houses per year so their profit margin on each home is probably less than that of a more boutique or custom home builder. Some of these larger builders often have excellent promotions for free upgrades, site costs included or capped site costs and more. The other good thing about a volume home builder is that they can turn homes around quite quickly because of their large network of contractors and buying their building materials in bulk.
In saying all of the above, a volume home builder might not be for you. You may have a bit more of a budget and may want to build with a more high end or perhaps even custom home builder.
Something that can escalate quite quickly is site costs and additional extras you may want in your home, it’s important to write a list of all the extras you might want in your home and speak to a few builders about the costs to have these. A builder may have a home with a cheap base price but their extra additions might be very expensive, in this case it might be better going with the builder that has a bit more of an expensive base price but has more standard inclusions. Site costs are another added cost that can really sneak up on you in terms of cost, some builders will include site costs as part of the build, some will have capped site costs and others will make you pay for the full site costs. Site costs will be determined by your block of land and things that can affect the cost can be soil type, sloping of the block, slab type required, whether retainer walls are required and more.
If you are on a budget, your best bet would be to find a builder with site costs included or capped site costs. Capped site costs means that the builder may charge you a flat fee of say around $10,000 and you won’t have to pay anymore even if your site costs go over this amount. I would highly recommend going with a builder with fixed site costs or included site costs because I have seen people have to pay as much as $80,000 or more in site costs on blocks that require a lot of work to being construction. If you have a much higher budget, this may not be an issue for you.
Apart from the factors discussed above, obviously the home design and floorplan is extremely important when building your home. Once you find a builder that seems well priced, you should have a look through their floorplans of homes that will fit on your block and choose your favourite plan and facade. Most builders will allow you to make changes to their floorplans but this usually won’t be without extra costs. If you can’t find a floorplan you like or it won’t fit on your block, it’s probably time to move on to another builder or speak to them about a custom/modified design.
Construction time is another important factor, do you need your home built in a shorter timeframe? If this is the case you might be better suited towards a volume home builder. If you’re in no rush and budget allows you may want to consider a boutique or even custom home builder.
All in all, the most important thing is that you build with a reputable builder that has a solution for you and a builder that has good reviews from previous customers.
